Comparative Market Analysis in San Diego 92037 Zip Code (2009-2010)

January 2010 Oceanfront La Jolla Real Estate in the 92037 Zip Code is off to a good start. Active listings are stable compared to January 2009. January 2010 active listings were 237, compared to January 2009 active listings of 279, a decline of only 15%. Thus, the decrease of active listings significantly means that the homes last month sold faster than in January 2009. This is because the January 2010 residential attached have the median listing price of $2,673,000 compared to $ $2,904,000 last year, a decline of 8%. The residential attached average listing price a year ago was $928,152, which is lower than $1,000,630 last month - an increase of 7%.

The numbers of new listings were increased by 2% from 62 in January 2009 to 63 last month. The 62 Oceanfront La Jolla homes in 2009 have the average listing price of $812,872 and a median listing price of $2,654,000, while the 63 homes have $846,306 average listing price and $2,448,995 median listing price. This is a same scenario with the active listing's trend, an increase in average listing price (+4%), and decrease in median price (-8%).

There is no change in the number of residential condos sold between 2009 and 2010, both have 15.

Those 15 residential condos were sold with the median selling price of $1,092,500 with the total of $853,393 average selling price. In January 2010, there were 37% increase in the median sale price ($630,000 increase), and 21% decrease in the average selling price ($178,000 decrease). Since January 2009, all of them were listed on the higher median prices ($1,192,450 in January 2009 & $1,837,000 in January 2010) but sold on lower median prices.
