<title>The Buyers Market in Oceanfront La Jolla Luxury Real Estate</title>
			    <description>Comparative
Market Analysis in San Diego 92037 Zip Code (2009-2010)
January 2010 Oceanfront La Jolla Real Estate in the 92037 Zip Code is off to a good start.
Active listings are stable compared to January 2009. January 2010 active
listings were 237, compared to January 2009 active listings of 279, a decline
of only 15%. Thus, the decrease of active listings significantly means that the
homes last month sold faster than in January 2009. This is because the January
2010 residential attached have the median listing price of $2,673,000 compared
to $ $2,904,000 last year, a decline of 8%. The residential attached average
listing price a year ago was $928,152, which is lower than $1,000,630 last
month - an increase of 7%.
The numbers of
new listings were increased by 2% from 62 in January 2009 to 63 last month. The
62 Oceanfront La Jolla homes in 2009 have the average listing price of $812,872 and a median listing
price of $2,654,000, while the 63 homes have $846,306 average listing price and
$2,448,995 median listing price. This is a same scenario with the active
listing's trend, an increase in average listing price (+4%), and decrease in
median price (-8%).
There is no
change in the number of residential condos sold between 2009 and 2010, both
have 15.
Those 15
residential condos were sold with the median selling price of $1,092,500 with
the total of $853,393 average selling price. In January 2010, there were 37%
increase in the median sale price ($630,000 increase), and 21% decrease in the
average selling price ($178,000 decrease). Since January 2009, all of them were
listed on the higher median prices ($1,192,450 in January 2009 & $1,837,000
in January 2010) but sold on lower median prices.

<title>Avoid Fire Hazards with Flameless Candles on your La Jolla Luxury Homes</title>
<description>The San Diego Fire-Rescue Department reported that numerous
fires in the city of San Diego have been caused by unattended candles in the
recent years. So, why use traditional wax candles, when it is more beneficial to
decorate your La Jolla
Luxury home with flameless candles?
Flameless candles are high quality and battery operated candles
that are made from real wax and the flame has an authentic flickering effect. These
are realistic and most equivalent to traditional candles.
Using flameless candles in any setting inside your home is
very safe because there is no open flame. You can leave it unattended without
worrying on any fabric or upholstery that may catch fire. And you can also
protect your children and pets from getting burned.
With flameless candles on your La Jolla homes, there will be
no messy wax drips to clean up. Since battery candles cannot be blown out,
there is no discoloration and no smoke on your walls and ceilings. And you don't
need to worry about the wind that will put out your flameless candles if you
will use these outdoors.
Finally, flameless candles are cost effective because it can
last up to 800 hours. When they will lose power, you can simply replace the
battery to use it again. Some are even rechargeable which eliminates the need
to change disposable batteries. And these battery candles are turned on and off
with a simple flick of a switch, so you can also save money on lighters or
matches.
Light up your La
Jolla Luxury home with this variety of safe, flame-free and energy
efficient candles. Intensify your mood without the annoying worries of real
flame candles.

<title>Prepare Your Ocean Front La Jolla Home For A Successful Pre-Showing</title>
<description>Ready to sell your La Jolla Ocean Front luxury home? Just like in human
interaction, the initial meeting between a home and its potential owner relies
a lot on the first impression. It can make or break a deal so make sure that
potential buyers see how it will be a wonderful living space that is worth
their hard-earned money.
Once you have decided to put your La Jolla high end home in the market, do some
minor changes just in case your realtor decides to spontaneously drop by with a
potential buyer. Don't forget to check the exterior of your home. Mow the lawns
and trim those wayward hedges and shrubbery. Properly maintain the garden and
flowerbeds by weeding and edging them. Sweeping the walkways or if it's winter,
shovelling the snow and ice, help create a welcoming atmosphere that will make
the buyer comfortable.
A clean porch and foyer is necessary to keep the interest of a potential
La Jolla luxury home owner. An umbrella stand
and boot tray also show attention to detail. Once inside the house, make the
spaces clutter-free. Wipe down those kitchen counters and floors. Clean the
bathrooms and make sure the toilet seat lids are down. The beds should look
neat and comfortable to sleep in. Garbage containers should be emptied.
Even though it is necessary to welcome people who are practically
strangers to your La
 Jolla luxury home for
sale, it is also wise to keep your belongings safe. Valuable property such
as jewelry, money, gadgets, credit cards, ID's and other small items which can
fit easily in a pocket, should be kept in a safe place. Larger expensive items
such as art pieces and vases should be kept out of reach.
Once the potential buyer has walked around your La Jolla Ocean Front luxury real estate, you have to
make them comfortable because we want to invoke the mood that encourages them
to buy. Opening the windows and drapes to allow fresh air in and turning on the
lights help crate this mood. Just don't forget to cut down on the unnecessary
noise by turning off television sets and putting pets in a secure place. Make
the room temperature relaxing and create a cozy atmosphere by lighting up the
fireplace and putting soft music on, and you'll be assured that your guest gets
into a buying mood.
